The meeting began at 5:30 p.m. at the Frank Kumor Career Center.
Pay Requests – There have been minimal pay requests with the limited number of projects taking place.
Bellevue West Auditorium HVAC – Mr. Gladbach reminded the committee, the bid for the replacement
of the HVAC system in the existing auditorium was received in December, 2021. Due to continued supply
chain issues, the equipment was expected to arrive in late September, 2022. With continued delays the
equipment was finally received in November, 2022. The two units were installed in December and put into
service. An issue occurred with one of the unit’s circuit board that was not functioning. Replacement
components have been ordered, but an anticipated arrival date has not been determined with the ongoing
supply issues. The auditorium continues to be in use.
Mission 2021 Roof Project – After many delays and issues with scheduling and materials, Crawford
Roofing completed the roof project at Mission. A final warranty inspection and punch list needs to be
finished on the roof. The anticipated closure of the project is in the spring.
Fairview – In April 2022, the Board approved the bid from Electric Company of Omaha for the replacement
of the fire alarm and P/A system at Fairview. Mr. Gladbach shared the majority of the work was completed
over the summer to replace the fire alarm and P/A system. There have been supply chain issues with several
of the components. The final changeover to the new system will be completed during the week of spring
break in March when students are not in the building. This will then complete the project.
Also, in April 2022, the Board approved the bid from Ray Martin Company for the replacement of the
boiler at Fairview. The boiler replacement was installed in September 2022. Mr. Gladbach shared the
pumps were to be replaced at the same time as the boiler, but were delayed and not available at the time.
The pumps have arrived and are tentatively scheduled to be installed during spring break in March.
2023 Upcoming Projects –
Frank Kumor Career Center – Mr. Gladbach shared the preliminary drawings of the front entry and of
the Frank Kumor Career Center. The conceptual drawings for the interior continue to be developed.
Fort Crook – Dr. Rippe confirmed with Offutt AFB the federal property that Fort Crook is located on will
not be used for future projects by the government. Mr. Gladbach proceeded to share the district will plan
to replace the chiller at Fort Crook. The lead time is approximately 52 weeks to receive the new unit. The
anticipated completion of the replacement would be spring 2024.
Also, discussed was the updates to the fire sprinkler system, along with life/safety updates that would be
comparable to the other elementary schools. At the February 6th board meeting, the Board will be asked to
approve GP Architecture to create the RFP and solicit bids for the both projects.
Mission Projects – The district discussed upgrading the fire alarm/sprinkler system, along with the P/A
system at Mission. At the February 6th board meeting, the Board will be asked to approve GP Architecture

Bellevue West Boilers – Currently there are 4 boilers that support the west side of the building at Bellevue
West. Recently two of the boilers were replaced. There is one that is non-operational, so the district is
anticipating the replacement of the boilers. Also, at the February 6th board meeting, the Board will be asked
to approve GP Architecture to create the RFP and solicit bids to replace the boilers.
Lied Activity Center – The fire alarm panel continues to have issues at the Lied Activity Center. The
district would like to update the system, which would also bring it to code.
Food Service – As part of the bond, the Food Service area needs to replace a few of the large freezers in
the buildings. Bids will be received for the replacements.
Bellevue West Auditorium – Mr. Gladbach discussed the new auditorium project at Bellevue West. Due
to continued construction cost and supply chain issues, the district will not go back out to bid until a later
date.
Technology – There were not any updates on technology.
Transportation – There were not any updates for Transportation.
The Committee adjourned the meeting at 6:22 p.m. Dr. Rippe gave the group a tour of the Career Center
after the meeting. The next meeting is tentatively scheduled for February 16, 2023. Mr. Gladbach provided
the Oversight Committee with an updated expenditure report.
